Simple solution, Just keep a building sign up and if you don't have anything in it to raid such as printers you have nothing to worry about. If you a "House or Home" sign which you want so people don't raid you you wouldn't be allowed to have them raidable entities anyways so then you could just go back to using a building sign. Your allowed any kind of doors or what ever kinda building you want as long as you have a building sign the only thing you can't have that you mentioned was the armour and health charger but you could just go to the npcs.
